Common Questions Answered

We believe in complete transparency. Below are detailed answers to the most common questions we receive regarding loft insulation, raised structural boarding, and spray foam removal across Berkshire.

Why shouldn't I screw boards directly to the joists?

Screwing standard wooden boards directly to your existing ceiling joists compresses your insulation down from 300mm to around 100mm. This halves its effectiveness, increasing your heating bills significantly. Furthermore, it prevents vital airflow, which causes condensation to build up under the boards, eventually leading to serious damp and timber rot.

How deep should my loft insulation be?

Current UK building regulations strongly recommend a minimum depth of 270mm to 300mm of quilt insulation (like Knauf Earthwool) to achieve optimal thermal efficiency. If you can easily see your ceiling joists when looking into your loft, your home is severely under-insulated and you are losing heat.

Why is spray foam insulation bad?

Closed-cell spray foam completely seals the roof timbers, preventing them from breathing. This traps any condensation and moisture against the wood, causing rapid, hidden rotting. Because surveyors cannot inspect the condition of the timbers beneath the foam, the vast majority of UK mortgage lenders and equity release companies will absolutely not lend on a property with spray foam installed.
